Dear Investor,

Many people, just like you are frustrated by the low returns on your
investment dollars and market losses.  In response to that problem, we’ve

Maximum loan to value is 75%. That means we will borrow up to $75,000 on
a $100,000 property. The money we borrow is secured by a 1st position note
and deed of trust (mortgage).
Monthly payments include principal and interest, or interest only, depending
on your desires. Most loans have a balloon payment due in 5 to 7 years and
are in 50,000-150,000 range.  All properties we buy are producing  positive
cash flow as rentals after all expenses. And yes, this is in Los Angeles county.
                                                                                                    
Our private lenders get:

· A Promissory Note
· A First Position Deed of Trust recorded against the property
· Added on to the hazard insurance as the mortgagee
· A copy of any appraisals or market analysis reports
· Lender’s title insurance
· Our company as a borrower

We pay all costs involved to close the transaction. There is no cost to you as the investor.

Before you invest, we would first discuss how much of your capital you are
looking to commit and for how long. We would then look for a deal that will
meet your criteria. Once we locate the right property, our CEO will call you,
give you all the details and then you decide whether to participate or not.
There's never any obligation until after you approve the deal.

We never co-mingle and work with one investor to fund each deal. When you
decide on a deal, you’ll send your funds directly to Title Company when we
are ready to close. We never accept your funds directly.

Most of my private lenders currently include many of my family members
and seasoned business contacts.

Let’s look at
an example investing $10,000 for 36 months with 11% interest

A bank CD paying 2% will grow to $10,618 in 36 months for a gain of $618.

A real estate note paying 11% will grow to $13,889 after 36 months for a gain
of $3,889!

That’s a
629% greater return.
